Your privacy matters. This page explains the information involved when you read The Morning Market or get in touch.
Who is responsible
The Morning Market is published by Dylon Garcia Mendanha, Sales Representative with Royal LePage Real Estate Services Ltd., Brokerage. This policy covers themorningmarket.ca. It does not cover other websites or replace privacy information provided by the brokerage during a real estate transaction.
When you contact me
The Contact page provides email, telephone and Instagram links. If you choose to get in touch, your message may include your name, contact details, housing interests and anything else you share. This information is used to respond to your inquiry and provide the help you request.
Please keep sensitive documents, identification and financial details out of initial messages. If they are needed for a transaction, we can discuss an appropriate way to provide them.
An inquiry is not a newsletter subscription. This site currently has no newsletter signup or online payment form.
Property inquiry forms
Our property forms collect your full name, email address, optional phone number, property of interest, inquiry type and optional message. We use these details to respond and arrange follow-up. Forms are processed through Forminator on our WordPress website, stored in the website database and sent by email to dylon.re@gmail.com. Access to stored submissions is restricted to authorized website administrators. Email and hosting providers process information needed to deliver these services and may process it outside Canada.
Submitting an inquiry does not subscribe you to marketing emails and does not confirm a showing appointment. Please do not include identification documents, financial account details or other sensitive information in the message.
Technical information and cookies
The site runs on WordPress and is hosted by Bluehost. Hosting and security systems may record technical information such as IP addresses, browser information, requested pages, access times and error information to deliver the website, troubleshoot problems and protect it from misuse.
WordPress uses cookies for functions such as administrator login and session security. Reading the public briefings does not require an account. You can manage or delete cookies through your browser; blocking them may affect some website functions.
Visitor analytics
We use Google Analytics 4, installed through the GA Google Analytics plugin, to understand how readers use The Morning Market. It can collect page views, approximate location, device and browser information, referral sources, engagement time, scroll activity and interactions with links. Analytics uses cookies and similar identifiers to distinguish visits and helps us improve briefings and the website.
Google processes this information and may process it outside Canada. We do not intentionally send the contents of your messages, identification documents or financial details to Google Analytics. Our analytics setup does not connect Google Ads or enable Google Signals advertising features.
Learn how Google uses information from sites that use its services. Analytics collection is off until you choose “Allow analytics.” Choose “No thanks” to keep it off, or use the “Analytics preferences” button to change your choice. Your choice is stored in your browser. You can also manage cookies in your browser or use Google’s Analytics opt-out browser add-on on supported desktop browsers. Blocking analytics does not prevent you from reading our briefings.
Photographs, café music and external links
Some photographs load from external services, including Pexels, Unsplash and REALTOR.ca. Loading an external image sends a request to that provider, which can receive technical information such as your IP address and browser details.
The optional café music loads from Incompetech when you choose to play it. It does not start automatically. Its provider can receive the technical information needed to deliver the audio.
Instagram and source links take you to other services. Their privacy policies apply when you visit or interact with them. Linking to a source does not give The Morning Market control over that service’s data practices.
Service providers and sharing
Hosting, email, security and other providers process information needed to operate their services. Providers may process information outside Canada, where local laws may apply. Information may also need to be disclosed where required by law.
If an inquiry develops into a real estate relationship, additional information and disclosures may be required. Those purposes and the relevant brokerage processes should be explained before that information is collected.
Retention and protection
Inquiry information should be retained only as needed to respond, provide requested services and meet applicable recordkeeping obligations. Retention periods vary by the type of information; hosting logs and backups also follow provider policies. Contact me if you would like information about a particular record.
The website uses HTTPS to encrypt connections. No website or communication method can guarantee complete security.
Your choices and questions
You can ask about personal information held in connection with your inquiry, request access or correction, or ask to withdraw consent or delete information, subject to applicable legal and recordkeeping requirements. Identity verification may be needed before a request can be fulfilled.
