Meet Dylon

Beautiful spaces.
Real conversations.

I’m Dylon Mendanha. My approach to real estate starts with a simple belief: you should feel comfortable with the person helping you make a decision this personal.

My own experiences buying and selling helped shape the way I work. I know the value of being heard, having the details explained and feeling that your questions matter.

Whether you’re buying your first home, selling a place filled with memories or finding a rental for a fresh start, I want to understand what the move means to you. The timeline. The everyday routine. The financial comfort. The things you are excited about—and the things you are still figuring out.

I’m drawn to thoughtful design and homes with character. But a beautiful property is only part of the picture. It also needs to make sense for the life you want to live.

Working together

Care in the conversation.
Purpose in the process.

01

Buying with intention.

We begin with your priorities and comfortable budget, then look closely at the properties and neighbourhoods that fit. Clear comparisons, useful questions and a plan for the next step.

02

Selling with a plan.

A thoughtful look at positioning, presentation and the homes buyers are comparing with yours. We discuss what makes your property distinctive and how to communicate it clearly.

03

Finding your next chapter.

A first lease, more room or a different neighbourhood. We talk through your timing and practical needs so the search reflects what matters in your everyday life.

Experience beyond the listing

An eye for the details.
A feel for the possibilities.

My work in the family construction and renovation business, dating back to 2014, has taught me to look beyond the finishes.

It brings a practical perspective to conversations about a home’s condition, upkeep and renovation potential. It also means knowing when a question needs an inspector, contractor or another specialist.

A home can be full of possibility. I want you to understand what to ask before you make it yours.

Beyond real estate

Discipline. Rhythm.
A little room to enjoy life.

Outside of work, fitness is an important part of my life. My goal is to keep getting stronger, stay mobile and build habits I can carry for years. Training reminds me that progress comes from consistency, patience and showing up—even when the results take time. That mindset carries into how I approach my work and the commitments I make.

Music brings out another side of me. I love a good rhythm, a chance to dance and the way a song can bring people together. Those moments keep me grounded and remind me to make room for connection and enjoyment along the way.

To me, a good life has room for ambition and ease. I want the people I work with to feel they can be themselves, ask honest questions and enjoy the conversation.

The Morning Market · By Dylon Mendanha

Good coffee.
Better context.

Interest rates, jobs and the economy all reach into the places we call home. I created The Morning Market to make those connections easier to understand.

It’s another way to get to know how I think: curious about the headlines, careful with the numbers and focused on what they may mean for your next move.

“You don’t need to have it all figured out before we talk.”

Before we meet

A few good questions.

I’m just starting to think about moving. Can we talk?

Absolutely. A first conversation can be about your options, questions and timeline. You don’t need to arrive with a property picked out.

Where do you work?

My focus is Oakville, Toronto and the Greater Toronto Area. Tell me the neighbourhoods you are considering and we can discuss how I can help.

Can you help me understand a property’s renovation potential?

My construction background helps me identify practical questions and possibilities to explore. Scope, condition, approvals and costs should be confirmed with the relevant qualified specialists.

Can we speak in Portuguese?

Yes. I’m comfortable speaking with you in English or Portuguese.

Your next chapter starts with a conversation

Bring your plans.
Or just your questions.

Tell me what you’re considering. We’ll take the time to understand where you are and what comes next.
